Most buyers don’t know the difference, and it changes everything about financing, zoning, and resale. We work with both — here’s the plain version.
Building code
Colorado state + local codes, same as site-built (IRC).
Federal HUD Code, uniform nationwide.
Construction
Factory modules, crane-set on a permanent foundation.
Fully factory-built, transported in sections.
Foundation
Permanent (crawl/basement), locally inspected.
Piers, blocks, or permanent foundation (zoning/lender).
Zoning & placement
Treated as site-built for zoning and land-use in CO.
Local zoning may restrict placement in some areas.
Financing
Traditional construction/mortgage loans (FHA, VA, Fannie/Freddie).
Chattel/"home-only" loans unless affixed + titled as real property.
Appraisal
Appraises like conventional; stronger resale.
Valuation may be limited due to HUD classification.
Best suited for
Infill lots, subdivisions, higher-end finishes, long-term appreciation.
Affordable housing, first-time buyers, rural lots, speed, cost-conscious.
A manufactured home can’t be “upgraded” to modular — they’re built to different codes. A manufactured home on personal property can convert to real property with the right foundation and paperwork. We’ll tell you straight which path your land and budget allow.
